Tips For Successful Real Estate Investing From Hgtv’s Scott Mcgillivray – Forbes

McGillivray made an important distinction, noting that the opportunity in real estate has to be treated like a business. Before the market bust, people were putting money into a pre-construction home that they hoped was going to be worth more money when it was finished. Thats not real estate investing, thats called speculating and I think the confusion between a real estate speculator and a true real estate investor has given the whole business a bad name. In McGillivrays opinion, trying to figure out whether youre buying during a boom or a crash is fairly irrelevant. A successful real estate investing model shouldnt just have one way to make money. My business model has up to four different ways to make money and the number one indicator I look for is not market value but positive cash flow and that calculation is completely different. Using cash flow as an indicator to whether a property is a good investment or not helps protect a buyer from being stuck in a scenario where not only is the value not there, theyre actually losing money. He illustrated his point with a personal example.

Add a splash of color One of the easiest and most effective ways to give a home a new look is to repaint the homes interior. Such a project can be a small-scale undertaking focusing on one or two rooms in the house or a more ambitious exercise in which more lived-in rooms like a family room and/or kitchen are given an entirely new color scheme. When removing old paint, consider using sanding pads to make the task easier than the days or yore, when paint was often tediously scraped off of walls with a putty knife. Parents on staycation can even involve the whole family in their painting project, allowing youngsters to choose new colors for their rooms and do a little work with the paintbrush as well.
